Pressure Washing in Syracuse, NY

After a Syracuse winter, a house looks tired. Months of slush thrown up by plows and tires leave a gray salt film along the lower siding, the garage door and the front steps. The north and shaded sides of houses, especially under maples, grow green algae and black mildew through our wet springs and humid summers. Decks and porch floors turn gray and slippery, concrete walks pick up stains, and the patio comes out from under the snow covered in leaves and grime. A careful wash in late spring brings most of it back, and it lets you see what really needs repair or paint before the season gets busy.

Pressure washing is not the same as blasting everything with the highest pressure the machine will make. We match the method to the surface. Vinyl and aluminum siding get a low-pressure soft wash with a cleaner that kills mildew, then a gentle rinse from the top down. Concrete driveways and walks get a surface cleaner for an even finish without stripes. Wood decks and porches get lower pressure and a wider tip, so we lift dirt without raising the grain or gouging the boards. We cover outlets, light fixtures and plants, keep water away from windows and vents, and rinse down landscaping before and after.

What this covers

  • Vinyl and aluminum siding soft washing
  • Mildew and algae treatment on shaded walls
  • Road-salt film removal from siding and garage doors
  • Concrete driveway, walk and step cleaning
  • Wood and composite deck and porch washing
  • Patio paver and retaining wall cleaning
  • Fence and outdoor furniture washing
  • Prep washing before paint or stain
A note from around here: Vinyl-sided colonials and ranches in Clay, Cicero and Liverpool, aluminum-sided two-family houses in Eastwood and the Northside, and shaded backyard decks in Fayetteville, Manlius and DeWitt make up most of our washing work.

How a pressure washing visit usually goes

Check the Surfaces

We look at siding type, paint condition, concrete and wood before choosing pressure, tips and cleaners for each area.

Protect the Property

We cover outdoor outlets, light fixtures and delicate plants, close windows and move furniture and grills out of the way.

Wash and Treat

We apply cleaner for mildew and grime, let it work, then rinse from the top down, using a surface cleaner on flat concrete for an even finish.

Rinse and Review

We rinse plantings and walks, put everything back in place, and point out loose siding, peeling paint or rotted boards we noticed along the way.

Pressure washing is also the first step in getting a deck or porch through another winter. Decks in Camillus, Manlius and Baldwinsville that went several years without sealing turn gray and soak up water, then crack and splinter after a few freeze-thaw cycles. A good wash in late summer or early fall, followed by a few dry days, leaves the wood ready for stain or sealer before November. On the stacked front porches of city flats, washing the floor and railings shows us loose boards, popped nails and soft spots, which we can repair in the same visit so the porch is safe for snowy months.

What shapes the price in Syracuse

The cost of a wash depends on what's being cleaned and how much of it there is. A one-story ranch with vinyl siding is quicker than a tall two-family house with three sides close to the neighbors. Heavy mildew on shaded walls, years of road salt on lower siding and deep stains on concrete take more cleaner and more time. Decks with railings, spindles and stairs take longer than an open patio. Delicate surfaces like old painted wood or cement shingle require a slower soft wash. Combining siding, driveway, walks and deck into one visit costs less than scheduling each separately.

Neighbors often ask

When is pressure washing season in Syracuse?

Roughly May through October. Washing needs daytime temperatures well above freezing so the water doesn't freeze on walks or in the equipment, and many cleaners work best when it's mild. Late May and June are popular for spring cleanup after the pollen has dropped, and early fall is a good time to clean decks and siding before winter.

Can you wash old asbestos or painted siding?

We treat both with care. Many Syracuse houses from the 1940s and 1950s still have cement-asbestos shingle siding, which should never be hit with high pressure because it can break up the surface. Old painted clapboard on pre-1978 homes may contain lead paint, which shouldn't be blasted loose either. On those surfaces we use a low-pressure soft wash with a gentle cleaner, and if paint is already peeling, we'll recommend scraping and painting with lead-safe methods instead of washing it off.

Will pressure washing damage my concrete driveway?

Not with the right approach. Concrete that has been salted for many winters sometimes has a weak, flaking surface, and too much pressure can make that worse. We check the surface first, use a rotating surface cleaner at an appropriate pressure and avoid holding a narrow tip in one spot. If your concrete is already scaling, we'll point that out and keep the cleaning gentle.

Can you clean the green buildup off our north-facing siding without hurting the plants below?

Yes. The green film is usually algae and mildew that thrive on shaded walls in our damp climate. We wet down the plants first, apply a cleaner diluted for siding, let it do the work instead of relying on pressure, and rinse both the wall and the plants thoroughly afterward. Trimming back branches that touch the siding and letting more sun reach that wall will slow the regrowth.

Should I wash my deck before staining it?

Yes. Stain and sealer need clean, dry wood to soak in and last. We wash at a pressure that removes dirt, mildew and loose gray fibers without gouging the wood, then let it dry for at least a couple of sunny days. In Syracuse, late August through September is often the best window, since the weather tends to be drier and the stain has time to cure before the first frosts.
